Property Application Requirements

Fair Housing Statement: We are a fair housing provider. We do not discriminate against persons on the basis of race, color, religion, national origin, sex, familial status, disability, creed, marital status, public assistance, ancestry, and sexual or affectional orientation.

Application Fee. There is a $50.00 Non-Refundable application fee per adult over 18  years old residing in the home.

Lease Administrative Fee. If you are approved as a Tenant, you will be assessed a $100.00 Non-Refundable Administrative Lease fee.

Please note that if you have outstanding utility bills (water, gas, electricity, cable, phone) or any active collection accounts, your application will be graded lower, and MAY contribute to your application not being approved. In order to get approved, all applicants must get approved.

We here at Luna Resources LLC see potential in you as a future tenant and we understand that things happen regarding credit payments history. However, in an effort to alleviate that risk factor, we have implemented the following application requirements.

 

1. INCOME

Qualifications are based upon monthly gross income (this includes supplemental income) that must be 3 times the rental amount. Exceptions will be considered.

2. RENTAL HISTORY

Good rental history is defined as possessing a satisfactory record of paying rent on time; additionally, there are no evictions filed on your rental history. Unsatisfactory rental history MAY disqualify you from being approved. Your application MAY not be considered if you have one or more evictions filed on your record. You will be requested to provide proof of your rental payments for the past twelve months (screenshots only). 

3. LEASE TERM

Twelve months minimum with option to extend

4. SECURITY DEPOSITS PRICES RANGES / CREDIT SCORES

1 Time Monthly Rent Up To 2 Times Monthly Rent

The security deposit required is based upon the results of your processed application. Listed below are the security criteria details that you might fall into according to your rental history and your application results. Please note that if your credit score is below 600, your application MAY be rejected.

Security deposit amounts range from one month to one and a half months' rent.

Security Deposits are refundable if the house is returned in the same condition it was rented minus wear and tear, and if there are no unpaid fees or rent.

Bankruptcy: Any current or open bankruptcy filing MAY be grounds for denial of the application.

Luna Resources LLC does not allow co-signers. All applicants must be residents.

1 Month

Excellent record of paying rent on time (no late payment).
No evictions.
Credit score 660+

1.5 Months

Satisfactory record of paying rent on time.
There are one less occurrence where rent was paid late
No evictions.
Credit score between 600 up to 659

2 Months

Satisfactory record of paying rent on time.
There is more than one occurrence where rent was paid late, OR
There was no more than one (1) eviction, OR
Credit score under 600.

5. PET TERMS & CONDITIONS

All animals are subject to a pet screening process. Pets must be less than 45lbs, non-aggressive, and house trained. Once approved, there is a $300 non-refundable pet fee per pet with an additional $35 in pet rent per month per pet. No more than 2 pets are permitted.

6. CREDIT CONTINGENCY FEE

Prior to processing your application, we would like for you to be aware that you will be required to pay a Credit Contingency Fee which is based on your credit score. Based upon extensive research (statistical and historical analysis), it has been proven that an Applicants credit score can inadvertently affect the risk and likelihood of lease default. Applicant's with a low credit score pose a higher risk and liability for Landlords.

Should the application be approved; the credit contingency fee will be added to total move-in costs.

7. PROOF OF INCOME OPTIONS

4 Check Stubs if you are employed
6 months of deposit statements and Tax Returns for the last 2 Years if you are self-employed
If you are relocating to Atlanta or the surrounding area due to a job or transfer request, please submit a transfer approval / employment award letter along with the information requested above.

APPLICATION DECISION TURNOVER TIME

A decision will be made within 4 to 10 calendar days. If you have not received a decision by that time frame, please email admin@lunaresources.com for an update.

RENTER'S INSURANCE

We do not require Renters Insurance but we do require a “Risk Management Fee” that is used to protect the community from damage to the property. It protects the property ownership and is not protection for you. Your lease ledger will be charged a monthly fee in the amount of $13.25 (Thirteen Dollars and Twenty Five Cents). This stipulation is non-negotiable and required. If you would like protection for your own personal belongings, you should consider enrolling in our preferred partner for contents-only coverage. Or, you can obtain your own renters insurance policy from a licensed insurance agent.

CRIMINAL HISTORY

Application will not be approved if applicant has the following on their criminal record:

Felonies of manufacture and distribution of a controlled substance within the last 7 years
Felonies resulting in bodily harm or intentional damage or destruction of property, i.e “arson” within the last 7 years
Sexual related offenses for any time period
Credit card fraud, theft, and burglary within the last 7 years
